A couple things to note: getting a mortgage for a condo is not the same as getting a mortgage on a single-family home. It’s often much harder.

If you are qualified to purchase using a USDA/Rural loan or an FHA loan, your condo purchase options are limited. In the Coeur d’Alene and Post Falls area, most condo’s are NOT FHA/USDA approved, which means that lenders will not lend to purchase a condo on an unapproved condo complex.
